Our private use appraisals are perfect for any application in which a value needs to be assessed on a property, but the appraisal isn’t to be used by a bank or lender. Simply put, these reports are written in plain English and feature a much more user-friendly layout than the traditional government issued appraisal forms that banks use. The reports include all the information you need to understand the process and reasoning behind the assigned value. These reports are just as accurate as a lender appraiser and can be used for any purpose.

Like most appraisal types, the private use appraisal is considered a “Summary” style report that includes enough information for the reader to understand exactly how the appraiser determined value.

How are Private Use Appraisals Performed?

Upon arriving at your home your appraiser will begin by examining the exterior features of the home and taking measurements, photos and notes. We will then examine the interior of the home, taking photos and making more notes. Finally we will ask you any questions we have about the property.

We then take our field data back to the office to begin the research and report writing. Once completed, we will send you a professional PDF report via e-mail which will include:An outline of the real estate and it’s features, upgrades, maintenance level, etc.

  • A summary of the neighborhood and market conditions
  • An in depth examination of comparable homes in the market area
  • Colored pictures of the subject premises
  • Exterior photos of most comparable homes
  • Location and flood maps displaying the subject and comparables
  • A total area layout of the subject home
  • A statement of valuation signed and dated by the appraiser

The final product is a thorough, user-friendly report that anyone can use to understand a value determination for a piece of real estate.
