As the executor of an estate you are tasked with a very difficult job, one that must be performed in a timely manner while dealing with the emotional stress of a loss. Of all the assets you’ve been entrusted to handle, real property is generally the most valuable and most complex to evaluate. We aim to make the process or obtaining an estate appraisal as easy as possible.
A real estate appraisal for the purpose of establishing fair market value will be needed and often the date of death will differ from the date requested to be used for the valuation. Typically it is up to your CPA to determine the exact date your appraiser will use. Rest assured that our appraisers are familiar with the requirements necessary to perform a retrospective appraisal.
What is a Retrospective Appraisal?
Whenever an appraisal value is needed for a date prior to current, it is considered retrospective. In the case of an estate, the appraisal can usually be performed from the date of death or up to 6 months after. The tax consequences generally determine the best timing for the appraisal and it is recommended that you consult a certified accountant prior to ordering your appraisal.
These appraisals are performed identically to any other private use assignment with the exception that we are looking at data and trends from a period of time in the past.
