We sold our home in october, roughly the 3rd week in oct. We are supposed to close on our new home in 2 1/2 weeks, but the appraisal has not been done on this property yet…Just wondering if anyone else has ever experienced this and how you dealt with it. We just want everything to come together on time. Thanks for any and all responses.
If the buyer is paying cash there is usually no appraisal done. If they are getting a loan the buyer usually pays the mortgage company and (now under the brand new regulations) they normally contact a pool of appraisers and one is assigned. A seller can not pick their own and normally a mortgage company is not allowed to pick the one they want.
Often the buyer is paying this cost since it is a cost required to obtain their loan- like an origination fee or such. The lender often waits until the buyer pays them for the appraisal before they order it.
Ask your agent to call the buyer’s lender and ask what the status of the appraisal is. Sometimes they just do what is called a desktop or drive by appraisal and you would never be aware of it.

My house is listed with three bedrooms for property tax. One year ago, I enclosed a game room with a wall and a door, making it the fourth bedroom. In top of that, I have extended my concrete pation and add a spa. What agency I have to call to report these upgrades, so they will be listed on the next year appraisal?
If you do not have permits, you can not list it as a bedroom.
When you pull permits, they automatically adjust the appraised value of the home.
