what low cost improvements will raise my homes value during an appraisal? 2 appraisers will come in and?

I will be paid the average between them- ie 125,000 and 115,000 I would be paid 120 so what things are the biggies to do list everything you can think of. it is a government move.

Appraisers will come with information about the similar properties in your area, so they will already have a ball park idea of the price for your home. The cheapest thing is to clean, scrub, wax. Make sure your home smells good and your yard is tidy and de-junked. Consider painting your front door and front entryway. Even if you where to do a COMPETE remodel you could only expect to get back 70% – 85% of the money you spent, so stick just to paint. Be aware the appraiser may not even set foot in your door, they may do a desk-top ( computer based search of recent sales in your area) appraisal or merely drive by the front yard.

    Cleaning in general, notice how much better your car looks after a wash and wax. Same thing for your house.

    Landscaping, fresh mulch, blooming flowers, and fresh paint can make any old barn look better.

    two rooms that add value to your home are kitchens and bathrooms. An upgrade to both of these rooms will add considerable value to your home. Landscaping adds value, so do hardwood floors.

    Watch "Flip this House" or "Sell this House" on Cable.
    First & cheapest is a fresh coat of the right colour good paint.
    Replace outdated fixtures, both lighting & plumbing.
    Improve carpeting or flooring, especially in main rooms.
    Improve drapes & closet space in bedrooms.
    Expensive, replace windows, upgrade kitchen & bathroom(s).

    I take it you don’t want to throw a lot of money into it right now. Possible paint in your kitchen. The two rooms that will increase the value the most are the kitchen and the baths. A new toilet seat cover. New bath mat, shower curtain, make sure tiles are on the wall. If not get a caulk gun and glue them on. It’s hard to say without seeing it.

    An appraiser is a professional who doesn’t care too much about cosmetic stuff. Cleaning will definitely help and add some plants, inside and out. They don’t cost too much. In my limited experience it amazes me how the appraisal come in at just the right amount you need it to and not over it. Unless of course the price you are asking or wanting to pay is way out of line.
