i have my license in california for about 8 month now.i was working with 3 different mortgage company but all three closed down because of the market condition.
what should i do?what is the best way to get more clients?is online advertising a good way to start again?
I advertise on 3 different websites and I doubt if I get 2 appraisals a month through them. When I got my license, I went to all the banks and credit unions in my area and asked to be put on their approved list. I also talked to all the Attorneys for bankruptcy and estate appraisals. If you haven’t, get on the FHA roster. If this bail out goes the way they are saying, there will be a ton of FHA appraisals needed.I currently have more work than I can do.The biggest part of being busy is to service your clients. Don’t lie to them about return times on a report. Get them out fast and accurate. If there is a problem with getting into the home or with waiting on data, tell them. Always keep your client up to date on the report.Good Luck.

The home insurance was sent to me in June. I lost it. In September, I refinance the house and call the property manager to request a copy of it. She refuses to provide me one and said that it’s her rule. She only gives the copy to lender, appraiser, but not me: the home owner. What should I do? Is she a dictator or am I asking too much?
I have no glue who the insurance company is. That’s why we have property manager to take care of that for us 
This is a big townhome complex of 91 units. We pay home onwer association fee monthly, which takes care of the outside maintenance of the house, public pool, club house, etc.
Have you tried contacting the insurance company directly? She said its HER rule, not their’s. Good luck!

I purchased property in the mountains of Georgia in October of 2006 and would like to sell it. I am wanting to sell for appraisal amount but seem to find difficulty in getting a real estate agent to even consider it. It is .42 acres and already has a septic tank (1000 gallon) in place. Because it being a small parcel why are real estate agents giving me a hassle in regards to selling it? Is it because the commission they would recieve would be miniscule compared to the $100k + houses in the mountains. OR would it be the better idea to sell for what is owed on it?
I would look until I found an agent that would list it. I can’t believe that no one will even list it. Is the appraisal that much off what they say you should sell it for?? What does your tax statement say for value? Good Luck..

I got an appraisal on my house it is about $10k lower than what I bought it for last year.
yes, b/c the market comps in your area are probably lower..comps being other houses in the area that have sold.
Also, depending on where you live, if foreclosures have flooded your market they drive the prices of homes in the area down b/c they are "as is" sales they are cheap and drive prices down everywhere.

Well, if you would like to know the prices because you want to sell your home and would like to get a price for yours, then their are a couple of ways.
1)Contact a Realtor and ask him to give you a report.
Good) You get a good report for free.
Bad) He will be contacting you for months to come.
2)Contact a Title, or Escrow company and tell them you want to sell your home and would like info on homes near you that have sold in the past months.
Good) Who better to give you info than a title or escrow company. Really reliable.
Bad) Some companies give it to you for free hoping you use them, but some do sell it to you for up to 70 bucks.

Here’s my situation. I want to buy a bank owned property, thru FHA that requires some minor roof repair. Will they finance me, even if the appraiser noted the roof conditon??
would they go for all roofing repairs to be completed, which i would pay out of pocket, before closing???

You have to get your Real Estate License first before you can become an appraiser. Most major Real Estate companies will actually pay for you to go to Real Estate school if you committ a year or so of service to them.

less than asking price? The properties have acreage, nice homes but have been on the market for a couple of months. The location is good for us because it is right outside booming areas of town. They are asking $340k for $184k appraised home and $400 for a $180k. Will a bank loan us money if there is such a discrepancy? I was thinking about offering somewhere in the lower $200’s.
The county appraisals are online and I’ve been researching the asking prices vs. the appraisal price.
I have a feeling what is going on with the $400k home. The realtor lives across the street and is trying to sell his $87k appraised home for $400k as well. His house is much nicer than the one we want but I have a feeling he may be trying to inflate the area or sell his home faster.
And also, nearby, the homes that are selling for $300k are assessed for nearly the same.
When someone does an appraisal they first define what the purpose is and how it will be done. If it is done by the county appraisal district then it is rare for them to actually walk thru the house or even drive by. They do it based on permits and recorded age and sales nearby (without knowing the condition of the subject house or those homes that sold!). No one complains if the tax district appraises their home to low, only if it is to high.
On the other hand if the appraiser has been hired by a bank to give market value the appraiser usually walks thru the home and carefully measures it. They also look in great detail at the current sales and examine those properties. It is not unusual for those to come in much higher than the tax appraisal although not always.
So when you say that a house has been appraised for 184,000 (probably for the tax district) it does not mean that is the value.
Ask the Realtor that you hire to represent you for a print out of recent comparable sales. Ask them to help you go over them and help you understand what the true values are. You will be able to base your offer on strong facts rather than mistaken assumptions.

These albums–and this is just a snippet– include everything from classic and arena rock ‘n roll to Alabama to Black Sabbath, Andy Warhol’s "Sticky Fingers" Stones album & cover, Triumph, Grand Funk Railroad, Hendrix’s 1st album, The Who and the list goes on and on and on.
I would like to be able to email a few of the collectors in order to get a basic idea of what criteria needs to be met for a collector. I’d also like to learn how to appraise an album and its cover. I know there is a website that has a "pay" appraisal service. I found the following tonight in a press release:

There are just too many albums and I fear the appraisal cost would be astronomical.
Is there a book/magazine published that would give estimates of albums and their covers?
Would Ebay be a good starting place and/or would it give me a basis to go on?
I know a local record store that would buy it as a bundle but isn’t selling individually a better route to go even though it may be more work?

I have had friends sell their collections on eBay quite successfully. I would suggest you look around there to get an idea of values.
Selling your collection in bulk is easier and you do not face the possibility of having a few left over. If you sell them individually, you will have more work. However, you will probably get a greater average price for your records. You may have some that did not sell. If you are willing to do the work, you have a better chance at a greater price selling them individually on eBay. You have have to bundle some of the lesser desirable records together to move those.

Minimum is 3 but many times they will do extra if the 3 most recent are not the most like. It is just a little extra info to show how the value was obtained.
